Attic Insulation or Air Sealing. What is the difference?
When homeowners think about protecting their house from Texas Hill Country summers, they usually think about the roof itself — shingles, flashing, gutters. Fewer think about what's happening just underneath: the insulation and air sealing in the attic. It's not as visible as a new roof, but it has just as much impact on your comfort, your energy bills, and how long your roofing system lasts.
Here's what's actually going on up there, and what to do about it.
Why Your Attic Works Against You in the Summer
On a hot Hill Country afternoon, attic temperatures can climb well past 130°F. Without enough insulation, that heat radiates straight down through your ceiling into the living space below, forcing your air conditioner to run longer and harder just to keep up. Without proper air sealing, it's worse — hot, humid attic air gets pulled directly into your home through every gap, crack, and penetration in your ceiling, working against your AC around the clock.
The two problems compound each other. Insulation slows heat transfer; air sealing stops air (and the heat and moisture it carries) from moving through gaps altogether. You need both, and the order matters.
Seal First, Then Insulate
This is the step most DIY insulation jobs — and some contractors — skip. Adding a thick layer of insulation on top of an attic floor riddled with air leaks is like putting on a heavy coat over a shirt full of holes. The insulation slows conduction, but conditioned air is still leaking straight through the gaps underneath it.
The leak points we find most often in Hill Country attics include:
- Gaps around recessed can lights, which are among the biggest and most common leak sources
- Cracks along partition top plates, where interior walls meet the attic floor
- Openings around plumbing vent stacks and electrical wiring penetrations
- Bath fan ducts with dampers that don't seal fully
- Gaps around chimney chases
- Unsealed or poorly weatherstripped attic access hatches
Sealing these with caulk, foam, or rigid backing before insulation goes down is what actually stops the energy loss — the insulation on top is what keeps the improvement working long-term.
How Much Insulation Do You Actually Need?
Most of the Texas Hill Country falls into building code climate zones 2 and 3, which call for a minimum of R-38 in the attic, with R-49 recommended for the best performance. If your home was built years ago, there's a good chance you're sitting well under that — a lot of older Hill Country homes have R-19 to R-30 up there, which isn't doing much against our summer heat load.
A few common options homeowners choose from:
Blown-in fiberglass is the most common upgrade in our area. It fills around obstructions well, and reaching R-38 typically takes about 12–13 inches of material.
Blown-in cellulose offers a slightly higher R-value per inch, but it needs to be paired with proper ventilation and moisture management, since it can absorb humidity if the attic isn't managed correctly.
Spray foam seals and insulates in one step and brings ductwork into the conditioned space, which can meaningfully cut cooling costs when ducts run through the attic. It costs more upfront, but for homes with extensive attic ductwork, the energy savings can offset that within a handful of years.
The right choice depends on your attic's construction, your ductwork, and your ventilation setup — not just which product costs less per bag.
Signs Your Attic Needs Attention
A few signals worth paying attention to:
- Upstairs rooms that run noticeably hotter than the rest of the house
- Higher-than-expected summer electric bills
- Visible gaps, thin spots, or compressed insulation when you look into the attic
- An attic hatch or pull-down stair that isn't sealed or insulated
- Ductwork running through the attic with visible gaps at the connections
If any of that sounds familiar, it's worth having someone take a real look before assuming a new AC unit or a bigger utility bill is just the cost of a Texas summer.
The Payoff
Done correctly, a combined air sealing and insulation upgrade typically saves homeowners several hundred dollars a year in energy costs, often paying for itself within a handful of years — on top of the added comfort and the reduced strain on your HVAC system. It also protects the underside of your roof deck from the heat and moisture swings that shorten a roof's lifespan over time.
